We are a lettings only agency not an estate agent that "also does lettings".
We will provide you with a realistic rental estimate based on current market trends and our extensive knowledge of the area.
Once we arrange to visit your property to fully assess it we will advise on landlord / tenant laws, energy performance certificates (EPC) and the type of tenant your property will attract. We can tell you the pros and cons of renting out your property furnished or unfurnished, and what contents to include.
The following will appeal to the widest range of tenants:
- Tenants will expect bright, clean and uncluttered accommodation
- The decor should be neutral in colour
- Flooring should be practical and good quality
- Blinds or curtains should be fitted on all windows
- Bathrooms should have decent quality fittings and tiled or vinyl flooring.
- Ample wardrobe space is important in the bedrooms as are good quality beds
- A central heating system and a shower are essential
- Kitchens should be fully equipped - with a fridge/freezer, washing machine (washer/dryer for apartment living) and ideally a dishwasher
We will market your property to our tenant list, to new prospective tenants we use our website, local media, to let boards and liaise with the business community in the local, national and international workplace.
All prospective tenants are vetted. Past and current circumstances including references will be required to enable us to get the right person for your property.
We prepare all necessary documentation for the tenancy including tenancy agreements, inventories and housing benefit applications when applicable.
With our fully qualified maintenance team we can offer a prompt and efficient service if you require us to deal with repairs or emergencies.
We are confident that following an initial meeting during which all options available to you will be discussed you will be happy to avail of our service. Our fees are based on individual requirements with no up-front or hidden charges.

The cost of rates vary depending on the value of the property you are renting but are normally included in the rental price. If you are unsure about your budget please feel free to speak to us. Remember to take into account utility bills which are not included in the rental price.
Viewings can be arranged at any time that suits you, we are always flexible and you can view several properties during one appointment.
